The Oneida Nation of the Thames Housing Department is committed to helping meet the housing needs of our residents. The Housing Program provides residential services and initiatives to applicants requiring assistance in new construction, purchasing, renovations or rental of a home within Oneida Nation of the Thames. The Housing Department hosts information sessions and workshop seminars with presenters from a wide range of housing agencies and organizations including Indigenous and Northern Affairs Canada (INAC) and the Canada Mortgage and Housing Corporation (CMHC).
Housing FAQs
Why is there a lack of New Builds in the community?
Answer:
The Housing Department operates on own source revenue. When new build loans, and
renovation loans are given out upon approval, the Housing Department depends on repayment on these
loans, without repayment there is no Housing Department.
Why must loans be repaid for the program to continue?
Answer:
When funding is loaned out to community members for new housing, or renovations the
Housing Department relies on these loans to be paid back in full so that we can continue loaning money
out to successful candidates. If these loans do not get paid back in full, there is no funding to be utilized,
or for the department to run at full capacity
Where does housings funding come from?
Answer:
The Housing Department funding comes from ISC and Minor capital with guidelines and
restrictions. As well housing department depends on the repayment of housing loans (Rentals/Seniors
grant and regular renovations)
What is the rental application process?
Answer:
Individuals are to fill out a housing application, and submit ALL documentation that is listed on
the posting. Once an application is submitted to the Housing Department by the deadline date, it is
reviewed by housing department staff to ensure all documents are submitted; if there is documentation
missing from the application the application will not move forward for approval. Once the application is
reviewed, it will go through a point system that determines priority, as well as ability to pay rent and
utilities. This process determines the successful applicant, applicants are NOT selected by housing
department staff. Once this is complete the recommendation is submitted to the Housing administrator
for approval and then sent to the Housing Portfolios BLINDLY for acknowledgement
Why are applicants not notified of missing documentation?
Answer:
The posting lists all documentation required to have a complete application package. It is the
applicant’s responsibility to ensure all documentation is submitted. If the housing department were to
send letters and notify each individual applicant of missing documentation, it would delay the process
for weeks when it is already a time consuming process. This would also be unfair to the applicants who
ensured and put extra work in to have a complete application. Applicants are welcome to call the
department to make sure they have everything they need handed in by the deadline date.
Does the Housing Department offer emergency housing?
Answer:
The housing department does not currently offer emergency shelter, and we understand the
urgency for housing in the community. We receive multiple applicants from those in need of immediate
housing, although we do what we can to assist those in need there is no guarantee due to high volumes
of applicants. We refer those in urgent need to the Healing Lodge for assistance and direction to
surrounding shelters/housing opportunities.

Housing Policy & Procedures
The Housing Policy sets out the expectations, standards, roles, and responsibilities that inform
the guidelines and procedures associated with all Housing Programs and Services administered
by Oneida Nation of the Thames – Housing Department. The Housing Policy is developed in
order to ensure the Mission Statement and Mandate of the Housing Department can be reached.
It is to be reviewed on a yearly basis by presentation to the Community, duly revised by the
Housing Committee as required for subsequent approval by the Oneida Council.
